Village Zoning Board of Appeals (ZBA)

The Zoning Board of Appeals (ZBA) is an administrative body that interprets and enforces zoning laws in a Village. Their duties include the following:

  • Hearing appeals: The ZBA hears appeals from decisions made by building inspectors, zoning enforcement officers, and other officials who enforce zoning or issue permits. 
  • Interpreting zoning law: The ZBA interprets the village’s zoning code and ensures its validity. 
  • Granting variances: The ZBA can grant variances to allow for exceptions to zoning regulations. For example, an area variance allows for deviations from dimensional specifications, while a use variance allows for relief from use restrictions. 
  • Authorizing special permits: The ZBA can authorize special use permits. 
  • Granting permission for temporary uses: The ZBA can grant permission for temporary uses.
